Welcome New Homeowners to Townhouse VI

We hope that you will soon feel at home and become involved in our friendly neighborhood community.  We encourage you to participate fully in our scheduled events such as volunteering on our landscape crew, and attending parties, potlucks, and Ladies Lunches (sorry, gentlemen!), in addition to getting to know the other people living on our street. Due to Covid, we currently have few in-person events, but we hope to return to face-to-face activities in the future.

Governance

 

All property owners are members of Green Valley Townhouse VI Homeowners Association.  There are 90 homes in GVTHVI and our main objectives are to maintain the value of our land and property, and to nurture a sense of community among the homeowners.

 

We are governed by 3 legal docuuments provided to you before closing on your property; Articles of Incorporation; Covenants, Conditions and Restrictions (CC&Rs); and BylawsPlease become familiar with these documents as they outline the responsibilities of the Homeowner and the Association.  This is especially true of Section 8 of the CC&Rs where you'll find information that may be useful immediately.

 

THVI is managed by a nine member volunteer Board of Directors, elected by the membership for 3-year terms, which are staggered.  They are elected at our Annual Meeting in January and new officers are elected by this Board at the January meeting.  Other board meetings occur in March, October and December.  Meetings are open and we encourage you to attend in order to be informed about what is happening in our HOA; currently.

Committees are important to the smooth running of our HOA.  Here is a list of our committees.  We hope you will consider joining a committee once your have settled in.

Green Valley is an unincorporated community in Pima County with no formal city structure. In the absence of a city structure the Green Valley Council (GVC) represents the Green Valley HOAs to the Pima County government. The Council's mission is to promote the best interests of Green Valley.  THVI has a representative who attends monthly meetings.

 

Your Property and Our Common Area

 

Your property extends 3 feet past the wall of your back patio; beyond is common area belonging to our HOA.  More than half of the THVI property (22 acres) is common area.  The Landscape Committee must approve all work in the common area.  Most HOAs employ landscapers to maintain their common areas, whereas THVI has always relied on volunteers to groom our beautiful natural Sonoran Desert landscape.  This not only keeps our annual dues low, but also fosters a sense of ownership and camaraderie.
